The high quality automatic mechanism consists of an aluminum case which surrounds a moveable drop-bar seal. The drop-bar seal is actuated by a plunger which contacts the door jamb as the door is closing, forcing the drop-bar seal down against the floor / threshold. The plunger requires low "Feather Touch" closing force to actuate the drop-bar seal. The plunger causes the seal to always actuate on the hinge side first, which prevents the seal from skidding along the floor/threshold while the door is being closed. Door hang-up will not occur!

These are really well made and look good. High quality materials that look like they're going to last. Also easy to install.
When I received and inspected them both had pinched framing around the seal on the plunger side. Also one of them had vertical scratches on the face and, I ordered both with the same rubber seal one had the thicker rubber, and the other one was not sure what it is but not the same. When I contacted Pemko by phone about the problem they gave me an email, tried that and it went to some company who had no clue. Over the years I have purchased many products from you but this is not acceptable.
The concept is a good one, however these things look like they were assembled by monkeys with ten thumbs. They arrived with dings and scratches; consequently they look terrible. The places where crimps are used during assembly were done so poorly that they were binding the drop bar to the point where they scratched it. I had to work with these things in order to get them to operate properly. I was in the door and window installation biz and have worked with a lot of different hardware and have never seen so poorly crafted as this. For what these things cost, I expected a lot better quality than this- I would never recommend these to anyone.
Very poor quality control by manufacturer on the last two (replacement) drop down sweeps. The adjustment nut can not be minimized to be flush with the end of the sweep for installation, which results in it still being exposed by approximately 1/4" and will not permit mounting on the door. The sweeps were the proper lengths as ordered and not cut down or altered in the field. The sweeps were factory cut to the ordered length. I've installed 3 of the same (part #) drop down sweeps previously and am very familiar with the installation instructions.
The door sweep actuator when engaged with door closed does not drop uniformly across the door bottom. The further away from the depressor the less the sweep will drop. Not enough tension in the spring wire to depress far edge of sweep to meet the floor. This is the case when testing the door sweep on or off the door.

Thank you for your review. ADB's are designed so that seal does not drop uniformly allowing it to self adjust to an uneven floor. If there is not enough tension. The actuator needs to be screwed outwards and vice versa. Note that this model is only meant for doors that have gaps of .75 inch and less.
Installed on front door of my apartment. Keeps out dust and any insects that might come from the hallway. Keeps my apartment much cooler when my air conditioner is running, no draft leaks.
